A pre-works survey is the most valuable document a renovation produces. Before a single wall was touched, the ground floor of this 50-year-old building was photographically recorded in its original state — cracked finishes, dated layouts, and all. This baseline protects the client from disputes over pre-existing damage, gives the design team an accurate picture to work from, and provides a clear before-to-after story that demonstrates exactly what was achieved.
No fit-out begins without a signed structural certificate. On this project a new elevator shaft was cut through the existing slab, the facade shell was laid in matching stone, and every structural change was independently verified before a single interior trade entered. This phase is invisible in the finished building — which is precisely why it matters most.
Eight trades. One programme. Zero clashes. Open-plan reconfiguration of the ground floor required controlled demolition under structural supervision — walls removed only after temporary supports were in place. Mechanical, electrical, and plumbing routes were planned and signed off before walls were closed. Every trade was coordinated on a master programme to eliminate rework and cost overruns.
Handover is not a key exchange — it is a documented close. Every defect is inspected, every system tested in the client's presence, and warranties registered before sign-off. The client receives a property-specific maintenance schedule so nothing is left to chance after project sign-off.
The site survey is where scope is defined — and where claims are prevented. A detailed photographic record of existing conditions before any work begins protects the client from disputes over pre-existing damage, establishes a baseline for the contractor's obligations, and informs every subsequent specification. What looks like a simple terrace regrout is often, on inspection, a failed waterproofing membrane and a drainage gradient problem. Documentation first.
Outdoor construction is the most weather-dependent — and therefore most schedule-sensitive — phase of any estate project. Stone deliveries, curing windows, and landscaping timings must all be planned around each other and the seasons. On this project, large-format terrace stone was levelled to a consistent gradient, bespoke ornamental balustrades were fabricated and installed in matching limestone, and the decorative cobblestone forecourt was laid course by course to a radial pattern. Every sub-contractor's schedule was coordinated to avoid the compounding delays that come with unmanaged outdoor works.
An estate delivered is an asset protected for a generation. Every terrace gradient drains correctly. Every stone joint is sealed. The pool surround, the pavilion, the landscaped garden, the bespoke BBQ station and the sauna fit-out were all handed over with a site-specific maintenance schedule — so the client understands what to inspect, when to reseal, and who to call. This is what construction management looks like when it goes right.
